By making a booking for accommodation, guests warrant they have read these terms and conditions and agree to be bound by them subject to such changes as are notified to them.
If the booking for accommodation is made through a third party, the terms and conditions of that third party also apply.
COVID-19 Cancellation Policy
1. For all winter 2020 bookings a request for final payment will be sent 60 days prior to your arrival, or 1st June 2020 (whichever comes first) and full payment is required 60 days prior to guest arrival, or 1st June (whichever comes first). For bookings made after 1st June 2020, full payment is required at the time of booking.
2. If you wish to amend your booking to a later date in the 2020 season due to travel restrictions or per situations prescribed in clause 3, subject to availability, no change fees will be applied*
3. If you wish to cancel your booking as a result of a member of your travelling party testing positive for COVID-19 or; upon medical advice as being in a high-risk category for COVID-19; or government mandated travel restrictions preventing travel (i.e. border closure):
a. A refund will be given less any transaction charges which may not be refunded by the service used to facilitate the booking, and less a $300 administration fee. Your cancellation request under this policy must relate to Covid-19 and must provide:
i. a medical certificate demonstrating a positive result and/or;
ii. a certificate from a medical practitioner recommending the party concerned not travel due to high risk status and;
iii. with the medical stated quarantine period above affecting your booking date(s).
c. For cancellation requests relating to:
a) state border closures and restrictions on interstate travel,
b) interstate closures or restrictions as a result of you residing in a declared Covid-19 hotspot in Victoria;
c) please provide a driver's license with residential address and a reference document with the government or public authority direction confirming your claim and cancellation request.

Elk at Falls management reserves the right to assess and determine a request for cancellation and/ or refund that does meet the above criteria and apply clause 4 of this policy at its absolute discretion.
4. Cancellation for non-covid related reasons as defined above remain subject to our normal booking terms and conditions.
*Amended dates to same season rates will not incur a fee. Moving to lower season rates will incur no refund for price difference. Moving to higher season rates will incur an additional charge.
All accommodation is subject to availability.
Elk at Falls will endeavour to provide the accommodation but reserves the right to refuse requests for bookings or actual bookings.
Two-night minimum stay.
Rates are per room, per night based on maximum room occupancy.

Due to COVID-19, our check in and check out procedure has changed.

Unfortunately, we are unable to accommodate an earlier check in or store luggage this year.
To enable us to make your arrival as easy and comfortable as possible, it would be great if you could let us know if you are arriving later than 6pm to arrange a late check-in.
Check out: 9AM
To ensure our housekeeping team can thoroughly clean all apartments as required by DHHS, we are unable to allow any late check outs this year.
Please leave your room as you found it otherwise an additional cleaning fee may apply.
Please dispose of all used tissues, drink bottles and any other rubbish into the bins provided.
Please return your door key cards at reception. A replacement fee of $25 will be charged to the guest account should they not be returned.
All online accommodation bookings must be paid in full at the time of reservation by provision of credit card details. A 1.5% surcharge will apply for all credit card payments.
A booking confirmation email must be obtained. If a booking confirmation email is not obtained, the booking is not confirmed.
It is the responsibility of guests to review the booking confirmation email and promptly advise Elk at Falls if there are any errors or misunderstandings.
By providing credit card details, guests warrant they have the authority to use the credit card and they authorise Elk at Falls to charge the cost of their booking(s) to that credit card.
The balance of all deposits are collected within 60 days of arrival or on 1st June each season, whichever is the earliest. If a booking is made after 1st June, the full amount of the booking must be paid. Non payment by 1st June may forfeit your booking.
If the booking is cancelled more than 60 days before arrival, Elk at Falls will refund the deposit held less a cancellation fee of 15%. If the booking is cancelled less than 60 days before arrival, Elk at Falls will attempt to re-let the booking*. If successful, money held will be refunded less a 15% cancellation fee. If Elk at Falls cannot re-let, all moneys held will be retained. *If the balance of the booking has not been paid, the deposit will not be refunded.
No refund will be granted where a booking is cancelled after 5pm 14 days prior to the arrival date.
No refund will be granted in the event a guest does not arrive for their booking or cancels on the date of their booking.
A cancellation confirmation email must be obtained. If a cancellation confirmation email is not received, the booking remains in effect.
We strongly recommend you purchase travel insurance to cover the loss of monies paid in the event of having to cancel your reservation.
Reservations require a Security Bond with each booking ($1,000.00 for our penthouse apartments and $500 for all other rooms) prior to arrival in the form of a signed bond form and credit card details.
A form will be sent to you to complete and return. The Security Bond payment is in addition to the cost of the reservation. (Pre-authorization only)
Person(s) booking accommodation are responsible for any loss or damage to it.
Should there be any damage to the apartment, articles therein, missing items or excess cleaning due to the apartment being left in an unacceptable state, these monies will be taken out of the security bond. The bond is fully refundable after departure providing the property is left in a clean, tidy and undamaged condition.
Key cards will not be issued until the Security Bond is processed.
Please remember that all of Elk (within the apartments, suites, hallways, restaurant or common areas) is a non-smoking facility and we have very sensitive smoke alarms. Smoking anywhere inside the building is strictly forbidden. Any evidence of smoking in apartments will incur significant cleaning fees to remove the residual odour.
The number of guests staying in the apartment shall not exceed the maximum occupancy of the apartment booked. Should at any time the number of guests in the apartment exceed the maximum occupancy, Elk at Falls reserves the right to terminate the reservation immediately, without refund.
Excessive noise after hours will not be tolerated; Elk at Falls reserves the right to terminate the reservation immediately, without refund. Guests must not create noise which is offensive to neighbours especially between 10pm – 7am and during arrival and departure at any time throughout the occupancy.
Offensive noise is prohibited and may result in:
- Termination of permission to occupy the Property;
- loss of rental paid; and
- extra charges for security and expenses which may be deducted from security bond.
Rates & Services
All rates and services are subject to change, without notice, at the operator’s discretion. All prices are in Australian Dollars and are inclusive of GST.
All Customer details are kept private and confidential.
We always do our best to ensure your arrangements are satisfactory. Elk at Falls Management and employees shall not be liable for any injury, damage, loss, additional expenses, accident, delay, changes in accommodation, breakdown in equipment or vehicles, weather, strike, sickness, theft, cancellation or of the foregoing shall likewise not be liable for any injury, damage, loss additional expenses, accident, delay or irregularity, whether to property, person, or otherwise arising in connection with any accommodation or in connection with any vehicle or transport or other services.
