Terms & Conditions

By making a booking for accommodation, guests warrant they have read these terms and conditions and agree to be bound by them subject to such changes as are notified to them.

If the booking for accommodation is made through a third party, the terms and conditions of that third party also apply.

COVID-19 Policy 

If you have commenced your stay and you have to leave Elk due to government COVID-19 time constraint restrictions (such as having to cross a state border by a certain time, but not having to travel home within Victoria) you will receive a refund of the nights you could not stay less 5% of the total rate (per individual apartment booking, minimum fee $250, excluding booking and credit card fees) for those nights. If you have started your holiday and decide to leave for any other reason (including ski lift closure, bad weather) and Elk remains open, our standard cancellation policy will apply.

If payment is made and government COVID-19 restrictions come into place for the time of your stay (including having to quarantine when you go home) you can either receive a refund less 5% of the total booking (per individual apartment booking, minimum fee $250, excluding booking and credit card fees) or a full booking credit to use for the current or next year. Should there be a higher difference in rates, this difference and any other balance of payment will be due by 1st June that year. Excess credit not used within 1 year or excess credit due to a lower value stay will not be refunded.

Your cancellation request under this policy must relate to COVID-19 and must provide;

a.       Driver’s licence with residential address and a reference document with the government public authority direction confirming your claim and cancellation request.

Accommodation

All accommodation is subject to availability.

Elk at Falls will endeavour to provide the accommodation but reserves the right to refuse requests for bookings or actual bookings.

Pets are not allowed.

Two-night minimum stay for suites. 5-night minimum stay for apartments.

Rates are per room, per night based on maximum room occupancy.

The number of guests staying in the apartment shall not exceed the maximum occupancy of the apartment booked. Should at any time the number of guests in the apartment exceed the maximum occupancy, Elk at Falls reserves the right to terminate the reservation immediately, without refund.

Due to COVID-19, our check in and check out procedure has changed.  

Check in

Check in is 4pm. To enable us to make your arrival as easy and comfortable as possible, please let us know if you are arriving later than 6pm to arrange a late check-in.

Check out

Check out is 9am. To ensure our housekeeping team can thoroughly clean all apartments as required by DHHS, we are unable to allow any late check outs.

Please leave your room as you found it otherwise an additional cleaning fee may apply. 

Please dispose of all rubbish (including unused pantry and refridgerated items) into the bins provided. 

Please return your door key cards at reception. A replacement fee of $25 will be charged to the guest account should they not be returned. 

Bookings

All online accommodation bookings must be paid in full at the time of reservation by provision of credit card details. A 2% surcharge will apply for all credit card payments.

A booking confirmation email must be obtained. If a booking confirmation email is not obtained, the booking is not confirmed.

It is the responsibility of guests to review the booking confirmation email and promptly advise Elk at Falls if there are any errors or misunderstandings.

By providing credit card details, guests warrant they have the authority to use the credit card and they authorise Elk at Falls to charge the cost of their booking(s) to that credit card.

Non-payment within these terms may forfeit your booking. 

Cancellations

If the booking is cancelled more than 60 days before arrival, Elk at Falls will refund the deposit held less a cancellation fee of 15%.

If the booking is cancelled less than 60 days before arrival, Elk at Falls will attempt to re-let the booking*.

If successful, money held will be refunded less a 15% cancellation fee. If Elk at Falls cannot re-let, all moneys held will be retained.

*If the balance of the booking has not been paid, the deposit will not be refunded. 

No refund will be granted where a booking is cancelled 14 days prior to the arrival date or in the event of non-arrival.

A cancellation confirmation email must be obtained. If a cancellation confirmation email is not received, the booking remains in effect.

Insurance

We strongly recommend you purchase travel insurance to cover the loss of monies paid in the event of having to cancel your reservation.

Security Bond

Reservations require a Security Bond with each booking ($1,000.00 for our penthouse apartments and $500 for all other rooms) prior to arrival in the form of a signed bond form and credit card details.

A form will be sent to you to complete and return. The Security Bond payment is in addition to the cost of the reservation. (Pre-authorization only)

Person(s) booking accommodation are responsible for any loss or damage to it.

Should there be any damage to the apartment, articles therein, missing items or excess cleaning due to the apartment being left in an unacceptable state, these monies will be taken out of the security bond. The bond is fully refundable after departure providing the property is left in a clean, tidy and undamaged condition.

Key cards will not be issued until the Security Bond is processed.

Please remember that all of Elk (within the apartments, suites, hallways, restaurant or common areas) is a non-smoking facility and we have very sensitive smoke alarms. Smoking anywhere inside the building is strictly forbidden. Any evidence of smoking in apartments will incur significant cleaning fees to remove the residual odour.

Noise Policy

Excessive noise after hours will not be tolerated; Elk at Falls reserves the right to terminate the reservation immediately, without refund. Guests must not create noise which is offensive to neighbours especially between 10pm – 7am and during arrival and departure at any time throughout the occupancy.

Offensive noise is prohibited and may result in:

  1. Termination of permission to occupy the Property;
  2. eviction;
  3. loss of rental paid; and
  4. extra charges for security and expenses which may be deducted from security bond. 

 

All Customer details are kept private and confidential.

We always do our best to ensure your arrangements are satisfactory. Elk at Falls Management and employees shall not be liable for any injury, damage, loss, additional expenses, accident, delay, changes in accommodation, breakdown in equipment or vehicles, weather, strike, sickness, theft, cancellation or of the foregoing shall likewise not be liable for any injury, damage, loss additional expenses, accident, delay or irregularity, whether to property, person, or otherwise arising in connection with any accommodation or in connection with any vehicle or transport or other services.
