By making a booking for accommodation, guests warrant they have read these terms and conditions and agree to be bound by them subject to such changes as are notified to them.
If the booking for accommodation is made through a third party, the terms and conditions of that third party also apply.
As a small property in a semi-remote location it is vital for the survival of our business that we have a strict cancellation policy. We also recommend that all guests purchase travel insurance. However, we are very understanding of the fact that sometimes there are special circumstances that prevent guests from keeping their reservations. The health & safety of our guests is always our number one priority.
If Falls Creek is closed due to COVID-19 for 2020 guests are entitled to a full credit for their original booking. Guests can postpone their booking to 2021. This credit is valid for the original apartment, same season (low/peak), at the orignal rate. All accommodation is subject to availability.
If guests request a refund, our standard cancellation policy will apply; see below as per our T&C's:
Cancellations - In the event of a booking cancellation, guests are entitled to a refund of their booking deposit less 15% cancellation fee.
The 15% fee can be used towards a future booking.

Elk at Falls will endeavour to provide the accommodation but reserves the right to refuse requests for bookings or actual bookings.
Two-night minimum stay.
Rates are per room, per night based on maximum room occupancy.

All online accommodation bookings must be paid in full at the time of reservation by provision of credit card details. A 1.5% surcharge will apply for all credit card payments.
A booking confirmation email must be obtained. If a booking confirmation email is not obtained, the booking is not confirmed.
It is the responsibility of guests to review the booking confirmation email and promptly advise Elk at Falls if there are any errors or misunderstandings.
By providing credit card details, guests warrant they have the authority to use the credit card and they authorise Elk at Falls to charge the cost of their booking(s) to that credit card.
The balance of all deposits are collected within 60 days of arrival or on 1st June each season, whichever is the earliest. If a booking is made after 1st June, the full amount of the booking must be paid.
If the booking is cancelled more than 60 days before arrival, Elk at Falls will refund the deposit held less a cancellation fee of 15%. If the booking is cancelled less than 60 days before arrival, Elk at Falls will attempt to re-let the booking. If successful, money held will be refunded less a 15% cancellation fee. If Elk at Falls cannot re-let, all moneys held will be retained.
No refund will be granted where a booking is cancelled after 5pm 14 days prior to the arrival date.
No refund will be granted in the event a guest does not arrive for their booking or cancels on the date of their booking.
A cancellation confirmation email must be obtained. If a cancellation confirmation email is not received, the booking remains in effect.
We strongly recommend you purchase travel insurance to cover the loss of monies paid in the event of having to cancel your reservation.
Reservations require a Security Bond with each booking ($1,000.00 for our penthouse apartments and $500 for all other rooms) prior to arrival in the form of a signed bond form and credit card details.
A form will be sent to you to complete and return. The Security Bond payment is in addition to the cost of the reservation. (Pre-authorization only)
Person(s) booking accommodation are responsible for any loss or damage to it.
Should there be any damage to the apartment, articles therein, missing items or excess cleaning due to the apartment being left in an unacceptable state, these monies will be taken out of the security bond. The bond is fully refundable after departure providing the property is left in a clean, tidy and undamaged condition.
Key cards will not be issued until the Security Bond is processed.
Please remember that all of Elk (within the apartments, suites, hallways, restaurant or common areas) is a non-smoking facility and we have very sensitive smoke alarms. Smoking anywhere inside the building is strictly forbidden. Any evidence of smoking in apartments will incur significant cleaning fees to remove the residual odour.
The number of guests staying in the apartment shall not exceed the maximum occupancy of the apartment booked. Should at any time the number of guests in the apartment exceed the maximum occupancy, Elk at Falls reserves the right to terminate the reservation immediately, without refund.
Excessive noise after hours will not be tolerated; Elk at Falls reserves the right to terminate the reservation immediately, without refund. Guests must not create noise which is offensive to neighbours especially between 10pm – 7am and during arrival and departure at any time throughout the occupancy.
Offensive noise is prohibited and may result in:
- Termination of permission to occupy the Property;
- loss of rental paid; and
- extra charges for security and expenses which may be deducted from security bond.

Please Note: Every effort is made to make rooms available as soon as possible; however, we cannot guarantee room availability before 4:00pm. Change facilities, luggage and ski storage is available.
CHECK OUT: 10:00am
Check out time is strictly 10am. Key cards to the apartments are to be returned to reception upon departure. A replacement fee of $25.00 shall be charged to the guest account should they not be returned.

All rates and services are subject to change, without notice, at the operator’s discretion. All prices are in Australian Dollars and are inclusive of GST.

We always do our best to ensure your arrangements are satisfactory. Elk at Falls Management and employees shall not be liable for any injury, damage, loss, additional expenses, accident, delay, changes in accommodation, breakdown in equipment or vehicles, weather, strike, sickness, theft, cancellation or of the foregoing shall likewise not be liable for any injury, damage, loss additional expenses, accident, delay or irregularity, whether to property, person, or otherwise arising in connection with any accommodation or in connection with any vehicle or transport or other services.
